What constitutes Fit-Out service and what differentiates it from Renovation?

Fit-Out services refer to the process of making a commercial tenant’s interior space suitable for occupation. This typically involves a range of activities, including designing, building, and installing various elements such as electrical systems, plumbing, HVAC, flooring, walls, and ceilings.
It is quite common for stakeholders to confuse Renovation and Fit-Out. While both terms are closely related, they have individual purposes and processes.

Renovation is the process of restoring or refurbishing an old used space and producing a better condition for further utilisation. There can be many reasons one might consider renovation such as outdated systems or furniture, disintegration of structures, paints, etc. It may include changing walls and flooring, electrical and plumbing upgrades and better furniture and decor.

Fit-Out, on the other hand, is the transformation of an unused space that is ready to transition into a more functional setup. To put it more simply, Fit-Out is the setting up of items and systems in place for a newly built space/office that meets the demands of the client. The process of Fit-Out may include installing structural features like window and door fittings, furnishing, flooring, electrical services, wiring, internet connectivity, and branding.

A ‘Turnkey Fit-Out’ results in a building that is already fitted out into a functional space and the tenant can simply turn the door key and start using the facility as intended.

Types of Fit-Out Service

Depending on the completion level of the building and the interior specifications required by the client, Fit-Outs can be divided into three main categories:

Shell and Core Category A Category B

It is the process of creating the primary structural elements of a building and not the interior components. This is the first stage of a building’s Fit-Out.

The shell and core involve the following components –

  • Foundational and Structural Framework
  • Exterior Cladding
  • External Work and External Envelope
  • Base plant
  • Completed common areas such as receptions, lobbies, and toilets
  • Staircases, lifts, parking lots
  • Landscaping
  • Pathways and Fencing
  • Mechanical, electrical, plumbing, and fire safety

 

The developers build the base structure and then the client customises the interior according to their requirements.

The next stage from Shell and Core is known as Category A – bringing the space up to a standard ready for function. The activities carried out are called Tenant Improvements (TIs) for the Fit-Out construction.

Typically, Category A includes the installation of the following components:

  • Suspended or Exposed Ceilings
  • Recessed or Suspended Lighting
  • Main Power Distribution To Each Floor
  • Raised Access Floors
  • Fully Lined and Decorated Perimeter Walls
  • Air Conditioning
  • Basic Fire and Protection Systems
  • Basic Internal Finishes
  • Basic Mechanical and Electrical Services

The last stage of the Fit-Out is Category B – completing the Fit-Out of the internal space. Category B is the aesthetic design fit-out phase where features and systems are installed to meet the business specifications. 

It essentially includes components such as:

  • Partitioning
  • Fully-fitted Kitchens and Joinery
  • Door and Floor Finishes
  • Meeting and Conference Rooms
  • Workstations and Furniture
  • Breakout Areas
  • IT & Audio Visual Equipment
  • Specialist Lighting
  • Alterations to the Cat A Mechanical Systems
  • Brandings such as Signage, Specialist Finishes
  • Design Detailing
